The firm of Marc Gottesdiener & Co., Inc has several experiences representing cities in Connecticut. As a full service appraisal firm and active commercial real estate company for three decades with 3 appraisers the company handles a mixture of both commercial and residential assignments. In that capacity Marc represented the city of Hartford Corporation Counsel in their need to collect tax revenue on many mixed-use and commercial buildings some of which were prominently located in Downtown Hartford and other outlying areas. In doing over twenty or so narrative reports the firm helped collect over $500,000 of taxes while costing the city of Hartford almost next to nothing as the fees were awarded by the court and born by the delinquent tax payers who either redeemed on their taxes or a new owner had to pay the taxes. In the process of performing these commercial appraisals Marc testified in front of a few judges who likewise have appointed him to another hundred fifty plus cases in Hartford Superior Court involving residential as well as commercial foreclosures; or some difficult cases with either squatters occupying some of these mixed-use or apartment properties; cases with a trustee or management company; and other problem properties involving a deeper experience in evaluating and appraising some greater Hartford area based real estate.
Over the years since that involvement in the early 1990's Marc also participated in deficiency judgment cases when banks and developers had legal issues for resolution. In such cases the record from these court cases will indicate that all the cases were resolved favorably to Mr. Gottesdiener's clients. In one case against the chapter president of the CT Appraisal Institute, Marc evaluated a large tract of land and the trial judge awarded Marc's exact calculation and value determined because of the due diligence performed by Marc and his staff.
In addition to performing appraisals on many mixed-use properties with apartment buildings as a specialty, Marc and his appraisers have appraised a couple of thousand residential properties everything from foreclosures, tax liens, divorces, highest and best use, bankruptcies, easements and takings, partial interests, and probate matters. A few years back Marc Gottesdiener & Co., Inc. was chosen in New Britain by both sides and attorneys to appraise about six different types of properties owned by a divorcing couple instead of having several appraisers chosen to further delay court action. Marc has testified in all county courts in the state as well as federal and bankruptcy court cases and has aligned himself with several lenders, lawyers & firms for numerous years in their appraisal needs. Recently Marc and his firm in the winter of 2011 undertook an assignment to appraise 36 residential and commercial properties of a recently passed greater Hartford real estate investor which was needed for probate, IRS, and state filings. Marc has been licensed for about twenty four years ever since The Appraisal Foundation certified appraisers in the latter part of the 1980's. Marc has no claims or hearings lodged against his license with the Appraisal Commission and he has been an associate member of the CT Appraisal Institute for a number of years. Marc first became a Realtor Associate in 1977 and Realtor in 1979 with no claims either.
Over the years Marc has personally owned about 150 apartment units- now less than 30- with one building his corporation has owned since January 1999 and the office in the apartment building Marc bought in November 1987. In addition as a property manager Marc Gottesdiener & Co., Inc. have handled several managed properties in the greater Hartford area in New Britain, Hartford, East Hartford, Glastonbury. Manchester, and other surrounding towns as well as out of state in Westerly , Rhode Island and Springfield, Massachusetts. Having this "hands-on" management experience of owning, managing, and rehabbing; testifying in a multitude of court cases against tenants,other appraisers and attorneys and vendors; leasing, selling, negotiating or exchanging various types of properties has given him insight as to valuation, practical "real-world" experience versus those who not possessing these experiences & traits.
In addition because Marc has been licensed continuously since 1977 by the state of CT as an agent first 1977 and broker since 1979 Marc and his company have sold numerous properties in greater Hartford and out of state from a $10,000 building lot on the Farmington River to a $8.2 Million dollar shopping center & 296 unit apartment complex in Meriden in 1985. This latter sale involved over 2 years of due diligence and analysis in representing the buyer who was Charles H Kaman, recently passed of Kaman Corporation, and who was searching for a real estate tax shelter and investment.
