6/29/2010 2:27:02 PM | As someone who has owned many apartment units in particular stick to what you know and what your experience is with REAL Estate. Obviously stick to the number #1 criteria- location. Secondarily be Comfortable with the type of investment. Thirdly make sure that investment is in the path of progress. Test your management skills and pain threshold if you can deal with tenants be it commercial or residential. And finally pursue the ones with owner, assumable, private, or Subject to financing easily in place. Seek out motivated sellers who will consider exchanging their equity for other types of properties, perhaps one of yours?
Lots to choose from you say? Well, there are lots of properties out there-just walk or drive down any street and see the "for sale" signs. With so many properties to choose from you still need to be careful and choosy.
